Phased Plans, or Landscape Architectural Plans, usually consist of many pages of drawings, tables, materials lists, and work designed for public bid and allied contractors. These plans are very time consuming and very expensive. We usually do these types of plans for commercial entities and very large residential estates, and most times they are phased in over a number of years. They typically involve pre construction site analysis, GPS tree inventory, design and development concepts, tree clearing plans, construction phasing, road, parking and pedestrian circulation plans, grading plans, building layout plans, planting plans, and maintenance plans. These plans may take from two months to many years to design based on project scope and pace.

The benefits of conventional landscape architecture are many, for builders, developers, and those laying out large, complex projects. Landscape architecture can produce beautiful projects, save development costs, prevent environmental damage and subsequent litigation, and can turn out a better project for the developers, the users, the public, and the environment.

Design fees for Phased Plans can be phased over the course of the design, are determined on a case by case basis, and are NOT credited towards work that we perform.
